A readvanceable mortgage is a mortgage combined with a home equity line of credit (HELOC) whose limit automatically increases as you pay down your mortgage principal — giving you re-usable access to the equity you've already built, without reapplying.
How It's Different From a Regular Mortgage
With a standard mortgage, paying down principal just reduces what you owe — the equity sits there, inaccessible, until you refinance or sell. With a readvanceable mortgage, that same paydown instantly becomes available HELOC room. Pay down $500 of principal this month, and $500 of new borrowing room opens up automatically, usually the next business day.
